Maintenance Manager required by a Housing Association based in Belfast on a temporary contract basis Your new company The services of Hays have been retained by our client, an established Housing Association based in Belfast, to recruit a Maintenance Manager on a temporary contract basis. Your new role You will work as a member of the Senior Management Team and will be responsible for the efficient and effective management of the Association's properties and for the delivery of a high quality customer focused and cost efficient maintenance service to the Tenants. Your main duties will include: Ensuring that the Association's properties are maintained to a high standard, meeting the requirements of statutory regulations, e.g. Fire Authority, Building Control, Environmental Health and Health and Safety; Overseeing and managing the requirements and terms of the MTC (Measured Term Contract); Developing and managing a strategy for all Response, Planned and Cyclical maintenance programmes and overseeing the administration of same; Ensuring any queries or complaints are answered in accordance with the Association's guidelines; Managing the Association's Stock Condition Survey; Identifying and managing risk assessments or inspections with the use of specialist consultants when required; Developing, managing and collating Key Performance Indicators; Working in conjunction with the Finance Manager to forecast expenditure and deliver programmes within budget; Leading, managing and motivating a team of people within the Maintenance department through regular team meetings, performance monitoring, appraisals and learning and development. What you'll need to succeed To be considered for this position you should possess: A third level qualification in a relevant construction subject with a minimum of five years' experience gained in a housing, building or related organisation with the ability to demonstrate extensive experience in the management of a Response, Planned and Cyclical maintenance programme. Additionally, you should possess: A thorough understanding of Building Regulations and Health and Safety legislation; A high level of communication skills with a strong ability to influence and communicate with a range of individuals and stakeholders; Excellent customer focus to effectively address the needs of internal and external customers; Strong organisation skills to work in a pressurised environment, prioritising the workload to meet targets and achieve results; Leadership skills, to manage, mentor, develop and motivate a team of Maintenance professionals in a service delivery environment; IT literacy and an understanding of how effective IT systems can support the efficiency of organisations; A current driving licence and use of a car for business purposes.
